Getting Started

  1. Create an account or log in at troovo.ch
  2. Go to Troovo Home (home.troovo.ch) and click "List Property"
  3. Select listing type - For Rent or For Sale
  4. Choose property type (apartment, house, room, etc.)
  5. Enter details - rooms, size, floor, year built
  6. Add features - balcony, parking, pets allowed, etc.
  7. Upload photos - up to 5 (free) or 10 (Pro)
  8. Set your price and location (canton required)
  9. Publish - your listing goes live immediately
Property Types

You can list:
  • Apartments - Flats of all sizes
  • Houses - Detached, semi-detached, row houses
  • Studios - Single-room apartments
  • Rooms - Individual rooms, WG rooms (flatshares)
  • Commercial - Offices, retail, industrial spaces
  • Parking - Parking spaces, garage spots
  • Land - Building plots, agricultural land
  • Vacation - Holiday apartments, chalets

All Home listings also appear on Troovo Classifieds as a summary with a link to the full property details on Troovo Home.

Each listing must be either "For Rent" or "For Sale" - not both. If you want to offer a property both ways, create two separate listings. The listing type affects which fields are shown:
  • For Rent - Shows monthly rent, Nebenkosten (additional costs), deposit in months
  • For Sale - Shows purchase price, plot size, ownership type (freehold, condominium, building right)
Listing Your Property

Troovo Home supports comprehensive property specifications:
  • Basic info - Property type, rooms, living space (m²), year built
  • Location - Canton, city, postal code, street address
  • Building - Floor level, total floors, renovation year
  • Energy - Minergie certification level
  • Views - Lake view, mountain view, city view, countryside
  • Outdoor - Balcony, terrace, garden
  • Parking - Parking space, garage, EV charging
  • Storage - Cellar, attic storage, bike storage
  • Interior - Furnished, fireplace, dishwasher, washer/dryer
  • Accessibility - Elevator, wheelchair accessible, senior-friendly
  • Lifestyle - Pets allowed, smoking allowed, WG-suitable

In Switzerland, rooms are counted differently than in some countries:
  • A "3.5-room apartment" typically means: living room + 2 bedrooms + kitchen (the 0.5)
  • The kitchen counts as a half room if it's separate
  • Bathrooms are NOT counted as rooms
  • A studio (1-room) is a single open space with integrated kitchen

When listing, choose from standard Swiss room counts: 1, 1.5, 2, 2.5, 3, 3.5, 4, 4.5, 5, 5.5, 6+

Nebenkosten (additional costs) are monthly charges on top of the base rent, typically covering:
  • Heating and hot water
  • Building maintenance and cleaning
  • Waste disposal
  • Water
  • Building insurance

Electricity is usually NOT included and paid separately. Always specify the Nebenkosten amount so renters know the true monthly cost.

In Switzerland, landlords can require a deposit of up to 3 months' rent. This must be deposited in a special blocked bank account (Mietkautionsdepot) in the tenant's name. The deposit cannot simply go to the landlord's account. When listing, specify how many months' deposit you require (1, 2, or 3).
Swiss-Specific Features

Minergie is the Swiss building energy standard. Certified buildings have excellent insulation and energy efficiency:
  • Minergie - Base standard, ~25% less energy than typical buildings
  • Minergie-P - Passive house standard, very low energy consumption
  • Minergie-A - Net-zero energy, produces as much as it uses
  • Minergie-ECO - Adds healthy indoor climate and sustainable materials

Minergie certification is a strong selling point - it means lower energy bills and better comfort.

Switzerland has several property ownership forms:
  • Freehold (Alleineigentum) - You own the property and land outright
  • Condominium (Stockwerkeigentum) - You own your unit plus a share of common areas. Most apartments are sold this way.
  • Building Right (Baurecht) - You own the building but lease the land, typically for 30-100 years. Lower purchase price but annual land rent.

The availability date shows when the property can be occupied. In Switzerland:
  • Most rentals follow quarterly move-in dates (1 April, 1 July, 1 October, 1 January)
  • "By arrangement" means flexible timing
  • "Immediate" means available now

Set an accurate date to avoid wasting time with inquiries from people who need different timing.

Pricing & Visibility

  • Free account: Up to 15 active listings, 5 photos each
  • Pro account: CHF 20/month - 250 listings, 10 photos each, priority support

There are no listing fees, no success fees, and no hidden costs. Listings never expire - they stay active until you rent/sell or remove them.

Yes! All Troovo Home listings automatically appear on Troovo Classifieds (troovo.ch) as a summary listing. Classifieds shows the basic info (title, photos, price, location) with a link to the full property page on Troovo Home where seekers can see all details. This doubles your visibility at no extra cost.

Boosts move your listing to the top of search results:
  • 1 boost - CHF 3 (7 days at the top)
  • 5 boosts - CHF 10 (save CHF 5)

Boosts work across both Troovo Home and Troovo Classifieds. Great for competitive areas or when you need to find tenants quickly.

Free accounts can add up to 5 photos; Pro accounts get 10. Tips for great property photos:
  • Shoot in good daylight with curtains open
  • Clean and declutter before photographing
  • Include all rooms: living room, bedrooms, kitchen, bathroom
  • Show the view if it's a selling point
  • Photograph balcony, terrace, or garden
  • Include the building exterior and entrance area

Go to "My Listings" in the navigation. Click any listing to view it, then use the Edit or Delete buttons. Changes take effect immediately. Mark as rented/sold when you find a tenant or buyer to help other seekers.

Lifestyle features:
  • WG-suitable - Suitable for flatshares (Wohngemeinschaft). Multiple tenants sharing, separate rooms, shared kitchen/bath.
  • Senior-friendly - Accessible for older residents: ground floor or elevator, no stairs, grab bars, wider doorways.
  • Wheelchair accessible - Fully accessible: wide doors, no steps, adapted bathroom.
  • Pets allowed - Landlord accepts pets (may have restrictions on size/type).
  • Smoking allowed - Smoking permitted inside (rare in Switzerland).
Outdoor spaces:
  • Balcony - Small covered outdoor platform attached to building.
  • Terrace - Larger outdoor space, often on roof or ground floor.
  • Garden - Private or shared green outdoor space.
Parking:
  • Parking space - Outdoor parking spot included.
  • Garage - Indoor/covered parking included.
  • EV charging - Electric vehicle charging available.

Technical requirements:
  • File types: JPG, PNG, WebP
  • Maximum size: 10MB per photo
  • Minimum resolution: 800x600 pixels recommended
  • Maximum: 5 photos (free) or 10 photos (Pro)
What to photograph:
  • Every room (living room, bedrooms, kitchen, bathroom)
  • Storage spaces (cellar, closets)
  • Outdoor spaces (balcony, garden, terrace)
  • Building exterior and entrance
  • View from windows if notable
  • Parking spot if included

The first photo becomes your main listing image - choose your best shot!

Managing Your Listings

When someone is interested in your property, they can send you a message through Troovo. You'll receive a notification and can reply directly. Tips for handling inquiries:
  • Respond promptly - good properties get many inquiries
  • Be clear about viewing times and availability
  • Ask screening questions (move-in date, number of people, pets)
  • Provide your phone number for serious inquiries if comfortable

All messages are stored in your Troovo inbox for reference.

Once you've found a tenant or buyer:
  1. Go to "My Listings"
  2. Find the property listing
  3. Click the "Mark as Rented" or "Mark as Sold" button

This removes your listing from search results and stops new inquiries. It also helps other seekers by showing them the property is no longer available. You can delete the listing entirely if you prefer.

Listings on Troovo Home never expire automatically. Your property stays visible until:
  • You mark it as rented/sold
  • You delete the listing
  • You deactivate the listing (can reactivate later)

This is different from some platforms that auto-expire listings after 30 days. We believe your property should stay visible as long as you need.

For Property Seekers

Use our filters to narrow your search:
  • Rent vs Buy
  • Property type (apartment, house, room, etc.)
  • Price range
  • Number of rooms
  • Location/canton
  • Features (balcony, parking, pets allowed, etc.)

Save searches to get notified when matching properties are listed.

Look for these trust signals:
  • ID Verified badge - Owner verified their identity (CHF 5 fee, uses Stripe Identity)
  • Business Verified badge - Professional agency verified by Troovo
  • Account age - Established accounts are more trustworthy
  • Complete listing - Detailed info, many photos, exact address shown

  • Visit at different times of day if possible (check noise, light)
  • Check water pressure, heating, windows
  • Ask about Nebenkosten breakdown
  • Ask about neighbours and building rules
  • Take photos and notes
  • Check mobile signal in all rooms
  • Look at the building entrance, mailbox area, laundry room
  • Check parking situation if you have a car

Swiss rental applications typically require:
  • Betreibungsauskunft - Debt enforcement register extract (get from your Betreibungsamt)
  • Salary slips - Usually last 3 months
  • ID copy - Passport or Swiss ID
  • Current landlord reference - Contact details or reference letter

Have these documents ready to apply quickly when you find the right place. Popular properties can receive dozens of applications.

Watch out for these red flags:
  • Never pay before viewing - Scammers ask for deposits before you see the property
  • Price too good to be true - Well below market rate for the area
  • Landlord abroad - Claims to be overseas and can't do viewings
  • Pressure to pay quickly - Legitimate landlords don't rush you
  • Unusual payment methods - Requests for wire transfers to foreign accounts, crypto, or gift cards

Always view the property in person before any payment. Use bank transfer for the deposit - never cash or untraceable methods.

On any property listing page, you'll find a "Contact" or "Send Message" button. Click it to:
  • Send a message through Troovo's secure messaging system
  • Introduce yourself and express your interest
  • Ask questions about the property
  • Request a viewing

You must be logged in to send messages. If the owner has provided a phone number, it will be displayed on the listing.

If you see a listing that looks fraudulent, inappropriate, or violates our policies:
  1. Click the "Report" button on the listing page
  2. Select the reason for reporting
  3. Add any details that might help us investigate
  4. Submit the report
